AACo Properties buys and sells residential housing and we are looking for Realtors to work with us.

Unlike many other investors, we prefer to buy and sell through Realtors.  Lead generation, buying, and selling take a tremendous amount of time.  Experience has taught us that these tasks are better left to Realtors who have successfully mastered these skills.

MULTIPLE COMMISSIONS

At AACo Properties, we believe that those who help us achieve our financial goals should share in the wealth, so AACo Properties will pay you multiple commissions for every investment property that you help us buy.

• When you bring us one of your listings, we will buy without a buyer's Realtor, so your brokerage will receive both the listing commission and the selling commission.  When we are ready to resell the property, you can list it for us.  One property – three commissions.
   
• When you bring us another agent’s listing, you can be our buyer’s agent and we will list with you when our work is done.
   
• If you bring us a FSBO that meets our investment criteria, you will represent us during the purchase and you can list the property for us when the time comes.  Where else can you get multiple commissions from a FSBO?

Quick Decisions.  When you contact us with an investment opportunity, we will tell you immediately if we want to see it. We will visit your property the same day and you will have an offer in your hands within 24 hours.

Simple Inspections.  Our inspections are simple – we buy properties “As Is.”  We do not require the seller to patch, paint, fix, or replace anything.  This makes our offers much more attractive to your sellers.

Quick Settlements.  We have a variety of funding sources including conventional lenders, private lenders, hard money lenders, money partners, lines of credit, and cash assets. With so many options, we can close in just a few days for your clients who need a quick sale.

Nothing Scares Us.  We will buy any property, in any condition, in any price range.

• Any opportunity where the seller is highly motivated and prices are negotiable

Our preferred buying locations are Anne Arundel County, but we will buy anywhere in the surrounding areas if the property meets our buying criteria.

We prefer first-time-buyer homes in areas where properties are selling in 60 days or less.

We will also accept wholesale assignment contracts and we are always willing to discuss partnerships and profit sharing if you wish to invest with us on a deal by deal basis.
